Seller’s Advantage

The seller spends no money for construction. They sell the home to the buyer and the sale closes within 45 to 60 days of contract acceptance. Seller has their money and is done with the sale. In other words, the seller is paid before the construction repairs begin.

Buyer’s Advantage

The buyer takes ownership of the home before construction begins, knows the cost of the construction in advance and has control of the renovations.

Here is an example

Value of fully renovated home is $100,000 but the home needs $20,000 of repairs and renovation. The buyer pays $80,000 for the property and both the buyer & seller are happy. 

This same home would have sold for only $50,000 if an investor purchased the property.
